Along with the traditional advertising methods such as Real-Estate publications, newspapers, magazines, signs and flyers, we go far beyond the norm to get the maximum exposure for our client's.

We use Virtual Tours to market your home.
These have been extremely successful in creating excitement from a buyer about a listing. We have a photographer take the pictures and have it professionally produced at no additional cost to our Sellers! (See the examples by clicking on the "Our Listings" tab on the home page of our web site. Click on the "Virtual Tour" button next to any of the listings.) We post it on this web site, the Keller Williams Web-site, the Houston MLS Web-site and Realtor.com.


We also provide each listing with it's own web site address that will take a buyer directly to all the photos and specifics about the home. This address is also used in the advertising and marketing of the home.

Additionally, we fully maximize a third party service called Centralized Showing Service (CSS). This is a showing service that actually schedules all appointments for agent's to view or show a buyer the listing. CSS immediately sends our office an e-mail notification that the property is being shown and we set it up so that the Seller is also sent an e-mail each time the listing is shown. All feedback from the buyer's can be viewed by the Seller on a web site which we provide them access to. This is a very effective tool that keeps our Seller's informed and up to date with the activity on the home. Many Seller's have told us that this is a much better system than relying on the agent to answer their phone at all hours to schedule appointments.

It is a fact that all of the above marketing tools are available to every Realtor! However, we are a team that utilizes these tools plus many others not even mentioned. Many agents argue that such extensive marketing is unnecessary. Many just prefer to do things the old fashioned way: List the home in the MLS, take pictures, do some flyers, put up a sign, and roll the dice that another agent will bring a buyer soon. Unfortunately, those agents are gambling with the Seller's money. Many times agents will agree to list at reduced fees and knowingly over estimate the value of a sellers home to attract clients. Focused on quantity versus quality, these agents often just do the bare minimum to market the listing. It is a known fact that listings bring buyers and though the over priced home may not sell, agents pick up many buyers for homes that are not over priced. Too many times a Seller will lose thousands of dollars despite a reduced commission, not because the house was not marketable, just simply because the house was not marketed. The result being that the longer the house is on the market the lower the offers are. The first question many buyers ask is how long has the house been on the market. The shorter the time period, the more the sense of urgency. The longer the time period the less the buyer is willing to offer.
